PROPERTY IN SPAIN

Lex Legale Lawyers is a legal boutique specialized in real estate law. It carries out its tasks independently and always collaborating with the most valued real estate agencies on the coast.

THE DEPOSIT

To remove the chosen property from the market, the buyer should pay a reservation deposit of 6.000 Euros (Estimated figure).

NOTIFICATION

Once the deposit is paid, Lex Legale Lawyers get in touch with the Real Estate to request the contact details of the vendor´s lawyer to notify our representation and to collect all documentation.

DUE DILIGENCE

Now is the time to check the legality of the property through the Due Diligence. When everything is in order, we will prepare a private contract. Usually paying the 10 % of the property.

PUBLIC DEED

One month later (estimated term), depending of the conditions agreed with vendors, we will proceed with the signature of the Title Deed.

TAXES, OTHER FEES

Also, we will help you by opening a bank account and arranging the utilities of your new property, water, electricity. Everything by direct debiting.

OTHER SORTING

We also arrange to get the NIE number which is obligatory to buy a property in Spain, and we will prepare a Power of Attorney, in Spain or abroad.

SHORT TERM RENTAL LAW

In order to develop the activity of short term rental, it is necessary to register the property with the tourist office of the Junta de Andalucía and with the police.
